How It Works
Every year, Homeowners like you have the ability to have their property’s assessment reviewed, and possibly reduced. If we succeed in reducing that assessment, your property taxes will be reduced as well, giving you savings that can last for many years.
For over 20 years, our experienced Professionals have been successfully representing Homeowners like you through this process, and we would love the opportunity to represent you as well! And remember, we will handle every aspect of this process for you until conclusion; we’ve got your back!
Here are the major highlights of the Grievance Process:
1. Preparation: We will gather data and prepare your case in anticipation of filing.
2. Board of Assessment Review: We will prepare the application and submit the necessary paperwork with your Board of Assessment Review.
3. Waiting for the Board Decision: It will take several months for your Board of Assessment Review to issue their decisions (each municipality has its own policies & procedures). Once we get that decision, we will promptly share it with you. Keep in mind that it is very typical for the Board to turn down the vast majority of cases, regardless of their merit.
4. Small Claims Assessment Review: If the Board of Assessment Review does not grant us a reduction, we will file an appeal with the Small Claims Assessment Review (SCAR). This is the last step, and a very important and necessary part of the process. In our experience, over 95% of all successful reductions occur in SCAR.
5. Decision: Once we hear back from Small Claims Assessment Review, it will be the final decision determining whether the assessment was reduced or not. We will promptly share that decision with you.
